CONVERTING OFFICE BUILDING TO RESIDENTIAL USE: IDENTIFYING LOCATION PREFERENCES OF PROSPECTIVE USERS

Abstract


Before the COVID-19 pandemic, unoccupied office topics received little attention in Indonesia. The pandemic caused a rise in office vacancies due to the closure of several businesses, the work-from-anywhere scenarios, and large-scale social restrictions for extended durations. The program of the country’s capital city movement also holds the potential to be an office vacancy contributor. The conversion of the building may solve the office vacancies issue. This is an alternative solution, particularly in the Indonesian environment, where the population continues to rise each year and the demand for new housing is increasing. This article elaborates on the prospective users of converted housing in Indonesia. The article employs a direct investigation, using a literature study, interviews, questionnaires, and JMP statistics analysis. The results found several strategies for converting offices to residential in Indonesia based on user perceptions that can help stakeholders understand the user demand to accommodate Indonesia's housing needs.
