Housing Preferences of Urban Middle-Income Workers in Jakarta

Abstract


Rapid metropolitan transformation in Jakarta has reshaped housing from a purely residential function into a hybrid living–working environment, particularly for middle-income workers. This article examines how lifestyle and worker characteristics influence housing preferences and identifies manifest housing choices within the urban middle-income segment. The income range of IDR 7,000,000–21,000,000 per month is applied as an operational boundary based on the relative median-income approach. A quantitative survey involving 408 respondents was analyzed using multiple linear regression and cross-tabulation. The results indicate that lifestyle (β = 0.436; p < 0.001) and worker characteristics (β = 0.401; p < 0.001) significantly affect housing preferences, with lifestyle as the stronger determinant. Dominant preferences include landed housing, medium-sized units (36–90 m²), home workspace provision, and balanced location choices between Jakarta and its suburban areas. These findings suggest that housing decisions among middle-income workers are shaped by the interaction between spatial needs and socio-economic constraints in metropolitan environments.
